Gentle density, thoughtfully integrated into the Gerrard Street neighbourhood. The proposed redevelopment at 1111 Gerrard Street East will introduce four new purpose-built rental homes in a compact building designed to complement the existing urban fabric. Located in an established, walkable community well supported by schools, parks, transit and everyday amenities, the project adds much-needed housing where the infrastructure to support it already exists.

Missing Middle Options.

A higher and better use of an established Gerrard Street property. By growing from three existing units to seven family-sized rental homes, 1111 Gerrard Street East demonstrates how Toronto can add meaningful missing-middle housing along a major avenue without adding towers. 

More Homes for Families

The proposal replaces three existing residential units with seven purpose-built rental homes, adding four net new homes to the property. All seven are designed as two-bedroom or two-bedroom-plus-den units, ranging from approximately 800 to 1,240 square feet, providing the space families need to remain in an established Toronto neighbourhood. It is a practical opportunity for missing-middle housing: adding significantly more homes on a single property without resorting to high-rise development. 

Designed for a Transit-Oriented Neighbourhood

With nine bicycle parking spaces and just one vehicle parking space, the proposal reflects its location on a major Toronto avenue and provides alternatives to car-dependent living. The site plan places the vehicle parking, bicycle parking, and garbage storage toward the rear of the property while still providing laneway access. 

Making Better Use of Existing Urban Land

The project represents a higher and better use of an already-serviced urban property, increasing the number of homes from three to seven while maintaining a relatively small overall building footprint. Rather than pushing new family housing to the edges of the city, it adds homes within an established neighbourhood where residents can benefit from existing transit, schools, parks and local amenities. The result is modest intensification that helps Toronto accommodate growth while providing an alternative to both detached housing and high-rise towers.

1111 Gerrard St. E: About the Project.

The proposal for 1111 Gerrard Street East will replace the existing three-unit property with a six-storey, seven-unit purpose-built rental building, adding four new family-sized homes to the neighbourhood. Achieving this modest increase in housing requires several targeted adjustments to zoning standards—small changes that make a meaningful difference in what the property can provide. 

The proposed building is approximately 18.99 metres (62'4") in height, allowing the additional homes to be accommodated vertically while maintaining a compact footprint on a narrow 7.62-metre-wide lot. The front of the building remains set back approximately 4.49 metres (14'9") from Gerrard Street—slightly farther than the existing building—helping maintain the established relationship between buildings and the street.

Adjustments to the side and rear setbacks help make efficient use of the constrained site and allow for well-sized, functional homes rather than a greater number of smaller units. Importantly, these adjustments do not come at the expense of landscaping. The proposal provides approximately 89.6 m² of landscaped area—138% of the stated requirement—with soft landscaping also exceeding the requirement. 
 

These relatively focused zoning adjustments produce a significant community benefit: four additional rental homes, increasing the property from three homes to seven, with every residence offering two bedrooms or two bedrooms plus a den. The project also provides nine bicycle parking spaces, with vehicle parking, bicycle parking and servicing located toward the rear laneway. 

Ultimately, the requested variances are about enabling a better housing outcome on an existing urban property. A little more height and flexibility in how the site is used makes room for four additional family-sized rental homes—without the scale or intensity of a tower.
