Roughly in the middle of what has always been done, and what could be done is our sweet spot. We think this is the secret to producing progressive designs and spaces that people will be proud to live in in the midst of established neighborhoods already thriving. There's something that's being squeezed out in the city's fast-growing housing market; pride. As rental units shrink in size and being to resemble the lowest common denominator, we think it's important to build spaces that we are proud of, and would be proud to live in. This reality informs all of the things we decide to do and it's how we can be sure our projects are worthwhile.

Our market projects are independently funded by a group of dedicated, patient investors, which means we can see projects through from concept to completion. Building in Toronto comes with complexity—layers of approvals, coordination, and competing priorities—but our focus remains on delivering thoughtful, well-executed housing.

We bring this same discipline to private-public partnerships, working alongside municipalities, non-profits, and housing providers to deliver mixed-model, mixed-income communities. By aligning public goals with practical delivery, we help cut through complexity and keep projects moving—so affordable and market homes alike can be built with clarity, quality, and long-term intent.

Our team is comprised of individuals from untraditional backgrounds who have lived here and there, done this and that, and arrived at the fact that progress is best effected locally. We choose our projects carefully and throw ourselves into our work. We balance deliberate planning and design with the discipline to treat what has been done, and what has never been done in equal measure. We are architects, builders, thinkers, planners, and friends who are too pleased to be able to share our energy and effort with our clients.
