At 149 Gainsborough, a large ravine lot that once held an underutilized triplex has been thoughtfully reimagined as a mixed-income, mixed-model “missing middle” micro-community of 13 purpose-built rental homes.
Designed and developed by the 149 Gains Housing Project — a not-for-profit initiative — the project brings together market and affordable rental housing within a single, integrated community. It supports a diverse range of households, demonstrating how gentle density can create inclusive, multi-family living while remaining in scale with the surrounding neighbourhood.
The building is carefully integrated into the landscape, maintaining the rhythm of the existing streetscape while opening toward the natural beauty of the ravine behind. Each home is designed for healthy, connected living — balancing privacy, daylight, and durable, low-impact materials to create a quieter, more grounded urban experience where nature and density coexist by design.
